Real Estate Tips 


Articles that feature real estate tips seem to be a dime a dozen, but what I have found is that a lot of them focus on first time home buyers or sellers. These tips are often common knowledge or close enough to it. Today, I want to give real estate tips from a real estate expert. These are tips I have learned over the years that you genuinely might not have thought of, but in my experience, really work wonders.

Scents Make Cents 

While many people think that if you are selling a home you should have cookies baking in the oven, I disagree. Complex fragrances such as the smell of freshly baked goods or fragrant air fresheners can be a turnoff. Studies show that a simple orange scent can have buyers spending 32% more on a property than a mixture of scents. My other pro tip? Use the same scent for every open house and showing so that viewers can create a connection with the scent and the home.

Be Hotel Chic 

You might take pristine care of your towels, but it is undeniable that nothing looks as good as crisp, fresh, never-been-used fluffy white towels. They will be far more inviting than bleach-stained coloured towels or discoloured white towels. Decorating your home with new, fluffy white towels will immediately trigger a sensation of luxury and comfort for your viewers. 

Raise Your Game 

Window treatments are a secret weapon in the world of real estate tips. While it can be very expensive to raise your ceiling/roof or enlarge your window, you can easily raise your window treatments. To create the illusion of height while also giving your home a grander feel simply add fabric to your existing panels. Once you find a complimentary fabric, just sew it (or get a professional to help you) and add it somewhere that fits the design of your window treatment.

Don’t Sell An Empty House 

Another one of my favourite real estate tips is that you can declutter too much. If there are only a couple of pieces of furniture in the home, or worse yet – you are listing a completely unfurnished home, potential buyers will really struggle to visualize how it will look when they move in. Empty houses can look smaller and might then appear to have less value for the price. Opt to hire a professional stager if you think your home’s layout could use some fine tuning.

The Internet Doesn’t Have Everything 

While it may seem like Zillow or Realtor.ca post every listing under the sun, if that were true real estate agents would struggle to be as successful as they are today. There are quite a few off-market opportunities to buy and sell that only a well-connected agent can find. Finding a real estate agent who has built up their social and professional network is a great way to ensure you find your dream home before anyone else gets a chance to snap it up.
